2) Parking lot size. How many spaces does the lot have? Are there 25 or over 1,000? It should be no surprise that bigger parking lots are going to be more expensive to clean.
3) Frequency. How often do you need to have the parking lot cleaned? Most local companies will work with you to determine the perfect schedule. While some businesses may require nightly service, others may be able to go weeks between cleaning visits. Although additional visits will add to the cost, it typically takes less time to clean a lot that is cleaned more frequently.
4) Business type. What type of parking lot needs to be cleaned? Parking lot sweeping companies provide services to fast food restaurants, schools, hospitals, apartment buildings, grocery stores, and shopping malls. No one parking lot is the same. Both the quality and quantity of trash and debris can vary greatly. Parking lots with more trash (food wrappers, loose papers, plastic bags) take longer to clean.
5) Parking lot’s current condition. It is typically cheaper to clean a parking lot that has been well maintained in the past. If the parking lot’s surface is full of crack and potholes, this may increase the time required to clean the area. This means more money out of your pocket.

6) Obstacles and obstructions. The layout and design of your building’s parking lot may impact the cost of each visit. For example, curved islands, parking bumpers, and v-shaped parking spaces may increase the cost of sweeping.
7) Additional services. Before signing a contract with any company, make sure you know exactly what services are included in each visit. Certain services will come at an additional cost, including trash can maintenance, oil spill cleanup, parking lot striping, asphalt repairs, and pressure washing.
8) Seasonal projects. Some services, like leaf removal and snow plowing, will also come at an additional cost. In some cases, these services will be handled by a separate company. In many cases, your parking lot maintenance may be able to recommend a reputable company in your area.
