Sealcoating is an important part of maintaining any parking lot. The average cost to sealcoat a parking lot ranges from $0.20 to $0.30 per square foot. The sealer helps to protect the asphalt surface from sun or water damage. It can also dramatically improve the curb appeal of your business. The cost of commercial asphalt sealing will depend on several factors, including:
1. Parking lot size. Most paving contractors will base their quote on the square footage of the parking area. It will require additional labor and materials to prep and sealcoat a larger parking lot.

2. Regional cost differences. Where is your business located? Sealcoating rates are typically higher in large cities than they are in the rural towns. Check out our cost report to find estimated prices from contractors in your local area.
3. Crack repairs. Your contractor may recommend sealing cracks with a hot asphalt product before the surface is sealed. This will increase the cost of the project. If the cracks cannot be sealed, patching the surface will also come at additional cost.
4. Sealer application. Before the sealant is applied, the parking lot must be thoroughly cleaned of all dirt and debris. This helps the sealer adhere to the surface properly. Your contractors will help you determine the number of coats required. It may make sense to apply 2 or 3 coats of sealer to the high-traffic areas of the parking lot. However, additional coats will increase the cost of materials and labor.
5. Obstacles and obstructions. Will the contractor need to work around concrete structures like islands and medians? Do parking bumpers need to be removed prior to sealing? The amount of handiwork required for your project may impact the cost. Your contractors should take precautions to keep sealer off all surrounding surfaces.
6. Pavement marking. Once the area is re-sealed, most parking lots will need to be re-painted or re-striped. This is typically an additional expense.
